Terms & Conditions

1. Introduction

These Terms and Conditions govern the provision of house clearance services by Keep It Light House Clearance Co, (“we”, “us”, “our”). By booking our services, you (“the customer”) agree to be bound by these terms.

2. Quotations

All quotations are provided based on the information available at the time (e.g. photos, descriptions, or site visits).

  • Quotes are valid for 30 days unless stated otherwise.

  • Final costs may vary if the volume, weight, or type of waste differs from the original assessment.

  • Additional charges may apply for items not disclosed at the time of quotation.

3. Access & Customer Responsibilities

The customer must:

  • Ensure safe and reasonable access to the property

  • Inform us of any access restrictions (e.g. stairs, parking limitations)

  • Ensure all items to be removed are clearly identified

We reserve the right to charge additional fees if access conditions differ from those stated.

4. Waste Disposal & Legal Compliance

We are registered as a waste carrier with the Environment Agency and comply with all relevant legislation, including the Environmental Protection Act 1990.

  • All waste will be transported and disposed of at licensed facilities

  • A Waste Transfer Note (WTN) will be provided upon request

  • We aim to maximise recycling and reuse wherever possible

5. Hazardous Materials

The customer must inform us in advance of any hazardous materials, including but not limited to:

  • Asbestos

  • Chemicals

  • Paints

  • Gas cylinders

We reserve the right to refuse removal of hazardous items or apply additional charges for specialist handling.

6. Pricing & Payment

  • Payment is due upon completion unless otherwise agreed in writing

  • We accept [cash/bank transfer/card]

  • Deposits may be required for larger jobs

  • Late payments may incur additional charges

7. Cancellations & Changes

  • Cancellations must be made at least 24–48 hours in advance

  • Late cancellations may be subject to a cancellation fee

  • We reserve the right to reschedule due to unforeseen circumstances (e.g. weather, vehicle issues)

8. Items of Value

Customers are responsible for removing any:

  • Cash

  • Important documents

  • Sentimental items

We are not liable for loss of such items if they are left within the clearance.

9. Damage & Liability

We will take reasonable care when carrying out our services. However:

  • We are not liable for pre-existing damage

  • Minor cosmetic damage may occur during clearance due to the nature of the work

  • Our liability is limited to the value of the service provided

10. Permits & Parking

The customer is responsible for arranging any required:

  • Parking permits

  • Suspensions

  • Access permissions

Failure to do so may result in delays or additional charges.

11. Force Majeure

We are not liable for delays or failure to perform services due to events beyond our control, including but not limited to extreme weather, accidents, or government restrictions.

12. Complaints

Any complaints must be raised within 7 days of service completion. We will aim to resolve issues promptly and fairly.

13. Data Protection

We handle customer data in accordance with applicable data protection laws, including the UK GDPR. Personal information will only be used for service delivery and communication.

14. Governing Law

These Terms and Conditions are governed by the laws of England and Wales.
